Terms & Conditions

These Terms govern the use of services provided by ProvenDeals Lettings.

1. Nature of Service

ProvenDeals Lettings provides coordination services including:

  • Tenant find

  • Repairs coordination

  • Compliance coordination

We are not a traditional letting agent.

We do not:

  • Hold rent

  • Hold deposits

  • Operate client money accounts

  • Provide legal advice

  • Offer eviction services


2. Tenant Find Fees

Tenant Find fee is:

£600 per property or (1 months rent) whichever is higher

The fee becomes payable once a suitable tenant has been secured and before move-in coordination begins.

Referencing costs are payable by the landlord directly to the referencing provider.

Up to 4 viewing sessions are included. Additional sessions may incur third-party viewing costs where applicable.

The Tenant Find service includes 12 months of landlord support with no monthly fees after the tenant moves in.

3. Repairs Coordination

Repairs coordination fee is:

£25 per repair issue

This fee applies per repair issue, not per contractor visit.

If a contractor must attend multiple times to resolve the same issue, the landlord is charged once only.

Contractor invoices are paid directly by landlords.

ProvenDeals does not add markup to contractor costs.

4. Landlord Support Plan

Landlords may subscribe to the Landlord Support Plan for ongoing operational assistance.

£250 per property per year

The Landlord Support Plan includes:

  • Repair coordination

  • Contractor sourcing

  • Maintenance scheduling

  • Tenant issue coordination

  • Compliance reminders

  • Operational support for landlord requests

Subscription fees are payable annually.

Landlords may cancel the subscription before the next renewal period.

5. Payment Terms
All coordination fees must be paid upon invoice.

Late payments may result in temporary suspension of services..

6. Limitation of Liability

We coordinate services but are not liable for:

  • Contractor workmanship

  • Delays outside our control

  • Tenant behaviour

  • Loss of rent

  • Property damage

Landlords remain responsible for:

  • Legal compliance

  • Deposit protection

  • Insurance

  • Mortgage conditions


7. Termination

Services may be terminated by either party in writing.

Outstanding fees remain payable.
